Standard mirrors come in a handful of widths. Vanities do not. A 54-inch vanity leaves you choosing between a 48-inch mirror that looks undersized and a 60-inch mirror that runs into the light fixture or the corner. Neither one looks intentional, and both are obvious once the room is finished.

A custom cut fixes that. We measure the wall, account for outlets, sconces, and tile edges, then cut the mirror to fill the space the way it should.

If your home was built or remodeled before roughly the 1990s, the bathroom mirror was probably glued directly to the drywall with mastic adhesive. Those do not come off cleanly. Pulling one yourself usually takes a layer of drywall paper with it, and sometimes the whole sheet.

We remove glued-on mirrors as part of the job and tell you honestly what the wall behind it looks like before we quote the replacement. Sometimes it needs patching first. Better to know that at the estimate than on install day.

Mirror work looks simple from the outside. Cut a rectangle, hang it. In practice most of the job happens before anything is cut.

The measurement has to account for the vanity width, the sconce or bar light above it, the backsplash height, the tile edge if the wall is tiled, any outlet or switch plate in the field, and how plumb the wall actually is. Chicago has an enormous amount of pre-war housing stock, and in a hundred-year-old two-flat the wall is rarely flat enough to sit a large mirror tight against it without shimming.

Weight is the other half. A large mirror is heavy, and it has to be anchored into studs or proper blocking, not just into drywall anchors. We plan the mounting before we cut, which is why we come out to the house instead of quoting off a phone measurement.

A lot of our mirror work in Chicago is not a single homeowner replacing one vanity mirror. It is a condo owner updating a unit before listing it, a landlord turning over an apartment, or a property manager handling several units in the same building.

We handle multi-unit work, including buildings where units share a similar footprint but the openings vary slightly from floor to floor. Each mirror still gets measured individually, because in older Chicago buildings the “identical” units almost never are.

Custom mirrors are priced by size, thickness, and edgework. A standard vanity mirror with a polished flat edge sits at the low end. Cost goes up with square footage, with beveled edges, with thicker glass on oversized panels, and with cutouts for outlets, sconces, or medicine cabinets. Removal of an old glued-on mirror and any wall repair it requires are quoted separately so you can see what you are paying for. You get one firm number after we measure on-site, and it does not change on install day.

We start with a free on-site measurement. We look at the wall, the vanity, the lighting, and the existing mirror if there is one, then talk through size and edge options. If a beveled edge would not read at all against your fixture and finish, we will say so rather than upsell it.

Once the quote is approved, your mirror is cut and the edges are finished to your specification. When it is ready we schedule installation. Most single mirrors go up in well under an hour, including removal of the old one. We take the old mirror with us and clean the site before we leave.
