Foggy Patio Doors and Failed Seals

A sliding patio door usually has an insulated glass unit, which is two panes of glass with a sealed gap between them. That gap is dry when the unit is made. When the seal around the edge fails, humid air gets in and moisture condenses between the panes.

That fog cannot be cleaned off, because it is on the inside of a sealed assembly. No product fixes it. The insulated unit has to be replaced, though the door frame, hardware, and track usually stay exactly where they are.

Sliding Doors in a Chicago Climate

Sliding patio doors take more abuse in Chicago than in most places, and it shows up in two ways.

The first is the seal. A patio door spends January with heated air on one side and single digits on the other. That temperature difference makes the sealed unit expand and contract every day, and the edge seal is what absorbs it. After enough winters the seal gives out and the fog starts. Doors on a south or west exposure tend to fail sooner, because sun load adds to the cycle.

The second is grit. Salt, sand, and slush get tracked onto the threshold all winter, and the track is right there at floor level collecting it. That debris grinds down rollers and gouges the track. A door that got harder to open every winter for five years did not wear out on its own. It has been running through sand.

Sliding Glass Inside the Home

Sliding glass is not only an exterior product.

Mirrored bypass closet doors were installed in enormous numbers in homes built between the 1960s and the 1980s, and a lot of them are still hanging in Chicago-area bedrooms. By now many have dark spotting along the bottom edge, which is the mirror backing failing from moisture. That cannot be repaired, but we can cut replacement mirror panels to fit the existing frames.

Interior sliding glass panels are a newer request. A top-hung glass door on a barn-style track closes off a home office or a pantry without swinging into the room, and without blocking light the way a solid door does. Frosted or reeded glass gives you privacy while still passing daylight. These are a good fit in older Chicago homes where floor plans were opened up and the owner now wants some of that separation back.

No. The fog is condensation trapped inside a sealed insulated glass unit, between the two panes. There is no way to reach it and no product that clears it. The sealed unit has to be replaced, though the door frame and hardware usually stay in place.

If the frame is straight, the hardware works, and the track is in usable condition, replacing just the glass is normally the better value. We will tell you at the visit if the frame or track is too far gone for that to make sense.
