Hardware Is What You Are Actually Buying

Glass is a commodity. Two fabricators quoting the same panel are quoting nearly identical material. Hardware is where quotes diverge and where the door either still slides well in year five or does not.

Roller design. Sealed bearings outlast open ones, particularly in a wet enclosure. Adjustable rollers let an installer correct for a floor or header that is not level, which in older Chicago buildings is most of them.

This is the requirement most often missed, and it is the one that cannot be fixed cheaply after the fact.

A top-hung sliding panel transfers its entire weight into the structure above the opening, through a small number of anchor points. Run the arithmetic on a barn-style office door: a panel 36 inches wide by 96 inches tall is 24 square feet, and in three-eighths inch glass that is roughly 118 pounds of glass before hardware. That load has to land in studs, a header, or solid blocking. Drywall anchors are not a solution.

Code and Safety

Safety glazing in sliding doors is not a preference. Under the residential code, glazing in the fixed and operable panels of swinging, sliding, and bifold door assemblies is a designated hazardous location and requires safety glazing, meaning tempered or laminated glass. Separately, glazing in and around tubs, showers, saunas, steam rooms, and hot tubs is a hazardous location wherever the bottom exposed edge sits less than 60 inches above a standing or walking surface. Safety glazing is manufactured to CPSC 16 CFR 1201 and ANSI Z97.1, and each pane in a hazardous location has to carry a permanent manufacturer or installer label identifying it.
